US credit history needed

No SSN. No FICO. No problem.

No US Social Security Number, ITIN, or credit file required. Lenders verify you with an international credit report from your home country, a few reference letters from your banks or landlords, or waive credit entirely on DSCR structures.

  • Home-country credit report accepted
  • Or 1 to 3 bank and landlord reference letters
  • Or no credit check at all on DSCR programs

The property does the qualifying

Foreign national DSCR works exactly like the domestic version: the property's rent against its payment. No translated tax returns, no income statements, no employment verification letters from abroad.

  • Qualifies on market rent or the lease
  • Nothing to translate or apostille for income
  • Built for 1-4 unit investments

80%

max LTV, from 20% down

Real leverage for global buyers

Conventional lending barely acknowledges foreign buyers. Select specialty programs lend to 75 and 80% LTV on purchases, which changes what your capital can do in the US market.

  • 1-4 unit investment properties
  • Second homes included
  • As little as 20% down at the top tier

Diplomats and embassy officials

Standard foreign national programs forbid primary residences. Specialty diplomat programs don't: A-1, A-2, and G-series visa holders, embassy staff, and employees of international organizations like the UN, IMF, and World Bank can finance a primary home near their post. Lenders require a limited waiver of diplomatic immunity covering just the mortgage itself, and we walk you through exactly what that means.

Money moves straight from home

Down payment, closing costs, and reserves can wire directly from your home-country bank to the US closing agent. No 30-to-60-day seasoning in a US account first, foreign-currency statements accepted with standard translation and conversion, and on aggressive programs the 6 to 12 months of reserves can stay in your home bank entirely.

Buy without ever entering the country

The visa menu runs from visitor and investor visas through work and artist visas to the diplomatic series. And select programs need no visa at all: an unexpired passport is enough to buy US property fully remotely from abroad.

Close in a US LLC

Foreign buyers routinely take title through a US entity for privacy and liability protection, and to fit the cross-border structures their advisors design. The mortgage closes in the entity's name without drama.

Building a US rental portfolio? Our DSCR programs carry the same no-income logic for domestic investors, with tiers to 85% LTV.

Straight answers

Can I get a US mortgage with no US credit history?

Yes. That is the entire point of these programs. Lenders verify you three ways: an international credit report from your home country, one to three reference letters from your banks, utility companies, or landlords showing 12 to 24 months of clean payment history, or, on DSCR structures, no credit verification at all.

Do I have to translate my tax returns and pay stubs?

Not on the DSCR structure. The property qualifies on its own rental income against its payment, so your foreign income documents never enter the file. No translations, no apostilles, no employment letters.

Can my down payment come straight from my bank at home?

On leading programs, yes. Funds wire directly from your international account to the US closing agent at closing, with no requirement to season the money in a US bank for 30 to 60 days first. Foreign-currency statements are accepted with standard translation and exchange-rate conversion, and reserves can often remain in your home account.

I work at an embassy or international organization. Can I buy a home to live in?

Yes, on specialty diplomat programs. A-1, A-2, and G-series visa holders and staff of international organizations can finance a primary residence near their post, something standard foreign national programs flatly exclude. Lenders require a limited waiver of diplomatic immunity that applies only to enforcing the mortgage, and we will walk you through it before you sign anything.

What visa do I need?

The accepted list is long: visitor, investor, work, artist, athlete, and diplomatic visas all appear on program matrices. And select programs need no visa at all, qualifying international investors on an unexpired passport for fully remote purchases from abroad.

Can I buy through an LLC?

Yes, and many international buyers do. Title and the mortgage can close in a US entity's name for privacy and liability protection. Structure the entity with your own tax and legal advisors; we handle the financing side of whatever they design.

Guthix Lending • NMLS# 2672037 · Foreign national programs are alternative-documentation loans, generally limited to second homes and 1-4 unit investment properties; primary residences are available only on specialty diplomat programs, which require a limited waiver of diplomatic immunity as to the mortgage. Credit verification paths, eligible visa classifications, leverage, reserve requirements, and pricing vary by program and change without notice; 80% LTV reflects the most favorable available tiers. Foreign documents are subject to translation and currency conversion requirements. Nothing here is immigration, tax, or legal advice; consult your own advisors on visa status and entity structure. Not all borrowers will qualify. This is not a commitment to lend or an offer of specific terms.
