Am I eligible?

Veterans, active duty service members, many National Guard and Reserve members, and some surviving spouses. Eligibility runs on service history and is documented by your Certificate of Eligibility, which we pull for you. If you are not sure, ask. It costs nothing to check.

Is $0 down really true?

Yes, with full entitlement there is no down payment requirement. Closing costs and prepaids still exist, but the seller can cover a meaningful share of those, and we negotiate for that on every VA offer.

What is the funding fee?

A one-time VA charge that most borrowers finance into the loan, in place of monthly mortgage insurance. Veterans receiving disability compensation for a service-connected condition are exempt, as are certain surviving spouses and Purple Heart recipients on active duty. We check for the exemption on every file.

Can I use my VA benefit more than once?

Yes. The benefit is reusable, and with remaining entitlement it is even possible to hold two VA loans at once, like keeping your current home during a PCS move. The entitlement math gets detailed, and that is our job, not yours.

Why did a bank turn me down when VA guidelines say I qualify?
