How do HOA or condo fees change what I can afford?
Dollar for dollar. A $300 monthly HOA fee is $300 of housing budget that cannot go toward the loan, which lowers the price you can support by tens of thousands. That is why this calculator has a field for it. If you are shopping condos or planned communities, do not skip it.
How much house can I afford on my income?
Lenders answer with debt-to-income ratio: your monthly debts, including the new mortgage, measured against your gross monthly income. This calculator runs the same math and shows a range, because the right answer depends on your other debts, your down payment, and today's rates, not a one-size rule of thumb.
What counts as monthly debt?
The payments on your credit report: car loans, student loans, credit card minimums, personal loans, and any other mortgages. Utilities, groceries, and subscriptions do not count in the ratio, which is exactly why the max a lender allows can feel like more than a comfortable budget.
Should I buy at the maximum I qualify for?
Usually not, and we will be the first to say so. Qualifying and living comfortably are different numbers. That is why this calculator has a comfort meter instead of just a ceiling. When we run your real pre-qualification, we talk about both.
