Is this free money?
No, and anyone who tells you it is should worry you. Assistance is priced into the loan one way or another. Our job is to line up the cost today against what you would owe later and pick the cheapest path for your timeline. You will see the math before you commit.
Do I have to be a first-time buyer?
No. Repeat buyers are welcome on every assistance program we offer.
Is it really nothing out of pocket?
Close, but not zero. Assistance can cover most or all of the down payment itself. You will still see earnest money, inspections, and prepaid taxes and insurance on the way to closing.
Will assistance slow down my closing?
No. The assistance is underwritten right alongside your first mortgage, so even a tight contract stays on schedule.
What happens if I sell or refinance later?
With the grant, nothing. After your first six months of payments there is nothing to repay and no lien on title. With a forgivable second, paying the loan off before forgiveness generally means repaying the assistance. That is exactly why we ask the five-year question before you commit.
How much help can I get?
Up to 5% of the purchase price depending on the program and loan type. On a $300,000 home that is up to $15,000, and grant options alone reach 3.5%, which covers the standard FHA down payment entirely.
