What counts as a commercial agricultural loan?
Financing where the property is primarily a working operation: production farms, ranches, dairies, orchards, and timber ground, underwritten on the operation's output and financials. If the property is mostly your residence with farm life around it, the residential farm and ranch programs fit better, and we'll route you there.
My operation's income swings with the seasons and markets. Problem?
It's expected. Agricultural underwriting reads multi-year production history and commodity context instead of demanding the flat monthly income a strip-mall loan wants. Lenders fluent in agriculture already know what a bad hay year looks like.
Can I buy the neighboring parcel with the farm's equity?
That's the classic play: equity in owned ground supports the acquisition, parcels combine into one note, and the operation grows without a fire drill. Land rarely waits, so tell us early.
Can I refinance existing farm debt?
