For existing FHA borrowers: no appraisal, limited credit review, and reduced upfront mortgage insurance on qualifying files. If your equity has grown past 20%, we also quote the conventional exit that ends MIP entirely, side by side.
VA IRRRL
The Interest Rate Reduction Refinance Loan is the VA benefit's fast lane: typically no appraisal, no income documentation, a reduced half-percent funding fee, and the option to roll costs in. Eligible veterans keep every VA advantage at a lower rate.
USDA streamlined-assist
Rural borrowers with USDA loans can refinance without a new appraisal and with the lightest documentation in the family, as long as the payment drops meaningfully. The program's whole purpose is making the improvement easy to take.

What exactly is a streamline refinance?
A reduced-documentation refinance for existing government-backed loans: FHA to FHA, VA to VA, USDA to USDA. Because the agency already insures your loan, re-qualifying is drastically lighter: usually no appraisal, often no income documentation, with your payment history carrying the file.
Do I qualify?
The bones: you have an FHA, VA, or USDA loan now, your payments have been on time, and the new loan must produce a real benefit, typically a meaningfully lower payment or a move from adjustable to fixed. Most programs also want some seasoning, generally at least six to seven months into the current loan.
Really no appraisal?
On most streamline files, yes. That's the headline feature: the refinance can proceed regardless of what's happened to your home's value, which makes the streamline especially powerful when values have softened.
What does it cost?
Normal closing costs minus the appraisal, and they can typically roll into the loan. VA IRRRLs carry a reduced half-percent funding fee, waived entirely for borrowers with qualifying service-connected disability. FHA streamlines get a reduced upfront mortgage insurance charge on qualifying files.
Can I take cash out with a streamline?
No, the lane is rate-and-term only. If cash is the goal, the cash-out page and the home equity options are the right doors, and we'll route you honestly.
I have an FHA loan and lots of equity now. Streamline or conventional?
Run both. The streamline is faster and lighter but keeps FHA's mortgage insurance; a conventional refinance requires full documentation but can end MIP forever. Which wins depends on your equity, rate spread, and horizon, so we quote the pair side by side.
